I own a surface interest and a company wants to drill on my land. Can they if I do not own the minerals?

The mineral estate is the “dominant” estate in that companies need to have access to their asset which is the “oil & gas lease” of the minerals. We can negotiate your “Surface Usage” Agreement to protect your rights on your surface estate.
